Commercial snow plowing
Snow plow pricing for commercial lots
Short answer: commercial plowing is priced the same three ways as residential — per push, per hour, per season — but the contract details matter more: lot square footage, sidewalks and steps, the trigger depth, a firm service window (often "before opening"), where snow is piled, and salting per application. Seasonal contracts usually define a push cap and an overage rate.

Price per push

Pricing a commercial lot step by step
- Measure the lot and walks. Paved square feet, linear feet of sidewalk, number of entrance steps, and where snow can legally be piled on site.
- Choose the model. Per push with depth tiers for predictable lots; hourly for irregular sites with islands, loading docks or tight corners; seasonal when the client wants a fixed budget.
- Price salting separately.
quantity × material price + application fee, per application. - Add the operating terms. Trigger depth, service window, re-plow during long storms, and what happens during travel bans.
Worked example Example — not market prices
A 20,000 sq ft lot with 150 linear feet of sidewalk, using the calculator's example rates ($0.015/sq ft lot, $0.50/ft walks) plus an 8% fuel surcharge and a $25 travel fee:
| Step | Math | Result |
|---|---|---|
| Lot | 20,000 × $0.015 | $300.00 |
| Sidewalks | 150 × $0.50 | $75.00 |
| Base push | sum | $375.00 |
| 5" storm (4–8" tier) | $375.00 × 1.5 | $562.50 |
| Fuel surcharge | 8% of $562.50 | $45.00 |
| Travel fee | flat | $25.00 |
| Push total | $562.50 + $45.00 + $25.00 | $632.50 |
| Hourly alternative | 1 h 15 min × ($90 truck + 2 × $30 crew) | $187.50 |
| Salting, 2 bags | 2 × $22 + $15 fee | $59.00 |
Seasonal commercial contracts: caps and overage
A seasonal price gives the client a fixed budget, but a heavy winter can eat your margin. Two common protections:
- Push cap: the season price covers up to a stated number of pushes; additional pushes are billed at the per-push depth rates.
- Salting allowance: a number of included applications, then a per-application price.
Both only work if every visit is logged. A timestamped push log — date, time, storm depth and service — is what lets you bill overage and answer "were you here?" calls.
Keep crews safe
OSHA's winter weather guidance covers hazards that come with snow removal work, including slippery walking surfaces, cold stress and physical exertion, and work on roofs or near power lines.1
Frequently asked questions
- How are commercial snow plowing contracts usually priced?
- Commercial lots are priced per push (often by lot size and snowfall depth), per hour for truck and crew time, or as a seasonal contract with a defined trigger depth, service window and a cap or overage rate. Salting is commonly priced per application.
- How do I price salting or ice melt for a parking lot?
- Multiply the quantity you spread per application (bags or pounds) by your material price, then add an application fee for the visit. Track applications in a service log so each one can be billed or counted against a seasonal allowance.
- What service window should a commercial plowing contract promise?
- One you can meet during your longest storm with your actual route. Businesses that open early often want lots cleared before opening; put the exact time or the hours-after-snowfall in the contract.
